One contractor for the structure
A built shed has several stages: preparing the site, forming and pouring the slab or footings, standing the steel frame, and fixing the roof, walls, doors and flashings. Each stage depends on the one before it being right, which is why we prefer to manage them together rather than hand you a kit and a list of trades.
In Queensland, erecting a shed is building work that needs a QBCC licence once the value of the work is over the regulated threshold. How a shed build works
1. Site assessment: we look at the site address, access for trucks and lifting equipment, the ground, the fall of the land and where the shed will sit.
2. Design and engineering: the size, layout, openings and colours are confirmed, and the structure is engineered for the site's wind classification.
3. Approvals, if required: we prepare the documentation for the building certifier and any council referral or planning approval the site needs.
4. Site preparation and earthworks: clearing, levelling, excavation and compaction so the slab or footings sit on a stable, well-drained base.
5. Slab or footings: formwork, reinforcement and concrete to the engineering design, with any inspections the approval requires.
6. Frame erection: the steel columns, rafters, purlins and girts are stood, braced and fixed to the slab or footings as the engineering specifies.
7. Roofing and cladding: roof and wall sheeting, flashings, gutters, roller doors, personal access doors and windows are installed.
8. Final inspection and handover: we check the work, the certifier carries out the final inspection where the build was approved, and you receive the handover documents.
Site preparation and project coordination
Most of the problems in a shed build start in the ground. A slab poured on poorly compacted fill, or a shed placed where water runs towards it, will show it for years. Earthworks, levelling and drainage are therefore part of the build, not an afterthought, and the quote says what site work is included for your block.
You deal with one contact through the job. They book the stages in order, arrange delivery of materials to suit the slab being ready, and keep you told of inspection dates and anything that changes.
Materials
Sheds are clad and roofed in BlueScope steel, with COLORBOND® steel in a choice of colours or unpainted ZINCALUME® steel. The profile, colour and the sizes of doors and openings are set in the design and listed in the quote, so you know what you are getting before work starts.
Where we build
We build throughout our Queensland service area, including the Lockyer Valley, Toowoomba and the Darling Downs, Somerset, Brisbane and South East Queensland. For sites further out, send the address and we will confirm whether we can build there or supply a kit instead. Our QBCC licence covers Queensland only, so in NSW we supply kits for a NSW-licensed builder to erect.

Things to know
- Licensed building work
- Erecting a shed, including preparing the site and installing its slab, is building work under the QBCC Act and Regulation. Contracting for it above the value threshold requires an appropriate QBCC licence.
- Engineered for the site
- Frame sizes, bracing and hold-downs are set by the engineering for the site's wind classification, determined to AS/NZS 1170.2 or AS 4055.
- Inspections
- For Class 10 buildings, the building certifier must sign off the final stage, and may also require excavation, footing or slab inspections as a condition of the approval.
- Owner-builders
- If you are building yourself, QBCC requires an owner-builder permit for work valued over $11,000, and owner-builder permits do not cover commercial or industrial buildings.

Do you build sheds or only supply kits?
Both. We supply kits, and in Queensland we also build sheds from site preparation to handover under the licence of Builtwise Group Pty Ltd, which trades as Lockyer Sheds, QBCC licence 15445275 (Builder – Open).
Do you do the slab and earthworks too?
Yes. Site preparation, earthworks and the concrete slab or footings can be included, and the quote lists exactly what site work is covered for your block.
Does building a shed need a licence in Queensland?
Yes, above the value threshold set by the QBCC Regulation. Erecting a shed and installing its slab is building work, so the contractor needs an appropriate QBCC licence.
Who arranges the inspections?
The building certifier carries out the inspections required by the approval. As the builder, we give notice of each stage and coordinate the timing with the certifier.
How long does a shed build take?
It depends on the size of the building, the site work, approvals and the weather. We confirm a program for your job in the quote rather than publishing a standard timeframe.
Can you build in NSW?
No. Our QBCC licence covers Queensland. For NSW sites we can supply a kit to be erected by a builder licensed in NSW.
