Salt air changes the specification
Much of the Gold Coast lives close to the ocean: at the 2021 Census nearly half of Burleigh Heads' dwellings and more than three-quarters of Coolangatta's were flats or apartments near the beach. For a shed or garage near the coast, tell us the distance to the surf or salt water so the cladding, coating and fasteners can be chosen for the exposure, not just the budget.
Wind and rain
Coastal stations record strong afternoon winds (Gold Coast Seaway averages 23.3 km/h at 3 pm) and heavy rainfall (Coolangatta averages 1,535 mm a year). The shed's wind classification is set for the lot, and gutter and downpipe sizing is worth getting right from the start.
Hinterland and floodplain blocks
Inland suburbs such as Nerang sit on the Nerang River below Hinze Dam, where the Bureau's flood record goes back to 1920. Larger hinterland blocks bring requests for machinery sheds and garaports; check the city's flood information before the slab is set. The City of Gold Coast lets a garden shed up to 10 m², 2.4 m high and 5 m long go without building approval only outside the front and waterfront setbacks; anything bigger goes through a certifier.
