American or Oz barn
Both styles have a raised centre section with lower bays either side. In an American barn the side bays are usually enclosed and part of the main building, so the whole barn can be closed up. An Oz barn often leaves the side bays open as lean-tos for parking, hay or shade.
The centre bay's height is what makes a barn useful: it takes a caravan, a tractor with a cab or tall hay stacks, while the side bays stay at a lower, cheaper height.

We lay a barn out bay by bay: which bays are open, which are enclosed, where the roller doors and access doors go and whether a mezzanine goes above part of the centre. Tell us how each part will be used and we design the layout from that.
Finishes
Barns are usually clad in COLORBOND® steel with contrasting trims, or left in ZINCALUME® steel for a working-farm look. Windows, skylights and ventilation make a big difference in a building this size.

Design considerations
- Height and wind
- A tall centre bay catches more wind than a standard shed. The engineer designs the frame for the site's wind actions to AS/NZS 1170.2 or AS 4055, including the effect of any open lean-to bays.
- Classification of the building
- A barn used for private storage is normally a Class 10a building. A barn used for farm business or with people working in it may be classified differently, and in Queensland farm buildings follow QDC MP 3.7. Your certifier confirms the classification.
- Animals and chemicals
- BlueScope advises that animal housing, fertiliser, heavy dust or moisture inside a building can make standard COLORBOND® and ZINCALUME® steel unsuitable. Tell us if the barn will house animals or store chemicals so the right material is specified.
- Condensation
- A big roof over stored hay, tack or machinery can drip condensation on cool mornings. BlueScope recommends addressing it at the design stage with a blanket or vapour-barrier membrane.

Barn-style sheds: common questions
What is the difference between an American barn and an Oz barn?
Both have a tall centre bay with lower bays either side. An American barn usually encloses the side bays as part of the building; an Oz barn often leaves them open as lean-tos for parking or shade.
Can I have a mezzanine in a barn?
Yes, a mezzanine can be designed into the centre bay. It is engineered with the frame, so include it in your enquiry rather than adding it later.
Can a barn be used as a stable?
Yes. Tell us it will house animals: animal housing affects the choice of cladding material and ventilation, and it can change how the building is classified.
Do barn sheds need council approval?
Most do. On rural land, a Class 10 building used for agriculture with no part within 200 m of a road or boundary can be exempt from the building assessment provisions; your certifier or council confirms what applies.
